McLean Senior Living, in northwest Connecticut, has embarked on an ambitious project to right-size their legacy campus by engaging DiMella Shaffer, starting with a comprehensive Master Plan. This plan encompasses a multi-phase expansion of their life plan community. The initial effort rethinks the campus entry sequence and organizes the campus circulation along a central spine. A key focus of this phase is the design of 52 independent living apartments and 48 independent living homes, strategically sited on a golf course to maximize scenic views and solar exposure. A community gathering pavilion along the golf course enhances social interaction among residents.
The cottages feature duplex units with a connected garage rather than shared walls to reduce sound transmission and strategically placed windows optimize natural light while maintaining energy efficiency. Patios are staggered helping to enhance unit privacy. The design also includes options for buyer add-ons like a four-season room, clerestory dormer, and bio-ethanol fireplace, catering to diverse resident preferences.
The project prioritizes care for the land and energy efficiency through highly insulated envelope, triple-glazed windows, and airtight construction, ensuring superior thermal comfort while reducing sound transmission. The project goal is to be near zero with all-electric systems for heating, cooling, and appliances, coupled with the potential for solar panel and battery backup.
This pioneering project places McLean Senior Living at the forefront of sustainable senior living design, promoting low-embodied carbon materials, healthy indoor air quality, and a forward-thinking approach to energy management.
