101 Cambridgepark Drive
In the growing Alewife area of Cambridge, 101 Cambridgepark Drive is a 160,000 square foot, five-story mixed-use building with underground parking, retail, amenities on the ground floor, and four stories of tenant-ready life science lab and office space. The site design includes a multi-use bike path to connect to the Minuteman Bikeway, ample EV charging spaces, a generous bike storage room, and easy access to the MBTA’s Red Line and other public transportation options. Creating a campus feel with the neighboring 87 Cambridgepark Drive building, the outdoor space includes new trees, native plants, and a 12,000 sq ft wood deck with seating and places for gathering and events.
For METis, the first tenant, the design included open office space with meeting rooms, a phone room, an interactive café, and a flexible conference room. The laboratory program focuses on two primary large and open R&D labs – one dedicated to chemistry and the other to biology.
With proximity to the Alewife Reservation, care was taken to create a more resilient building by raising the first floor four feet above grade and providing buried tanks for passive floodwater storage. The connection to the street level was carefully planned with covered sloped walkways that keep the building well integrated into the streetscape. Additionally, the building is designed to meet high-performance energy codes through efficient mechanical equipment, a finely tuned window-to-wall ratio, and high-performance glazing. A continuously insulated thin brick system reduces onsite material waste. Generous ceiling heights and open floor plans create tenant-ready infrastructure.
