Boston, ranked as the No. 1 biotech hub in the United States, sees very little Class A Lab space vacancies. The result is tenants looking to the Rt. 128 Tech Corridor as a desirable alternative. As such, Lincoln Property Company saw an opportunity to acquire 300 Third Ave, a picturesque site housing an underutilized 1960s office building overlooking the highway, in Waltham. Working with our team through programming and design, we proposed a four-story laboratory building featuring 35,000 SF of rentable space per floor plus 400 on-site parking spaces. The plan will take advantage of sweeping views and unmatched highway presence. As core and shell, space will be configured for future tenant needs.
